Our Wood Floor Cleaning Process…
We perform a 4 step process to rejuvenate your floor surfaces which not only restores your floors to their original beauty, it also guards your grout from staining and discoloring.
STEP 1. A cleaning solution is applied to the tile and grout lines and allowed to dwell for 10 to 20 minutes.. The solution is then worked into the pores to loosen embedded dirt, grease, oils and other contaminants
STEP 2. With our Truck-mounted Equipment, we use up to 300 degrees of water and up to 2500psi of water pressure, we thoroughly wash, sanitize, rinse, and extract the dirt, oils and dirty residue out of the pores of the grout and tile into our truck’s recovery tank. You will see immediate results. This clean and efficient process is all fluid controlled so there is little over-spray of water or cleaning solution. Our system allows us to use the high pressure and high heat, without harming your floors, baseboards, cabinets, furniture, etc.
STEP 3. Next we dry the floor using high speed air movers which takes approximately 10-30 minutes. We are then able to inspect the floor to see the true condition of the grout, and can tell at this point if there is any permanent staining or discoloration.
STEP 4. After consulting with you as to the condition of the floor you now have two choices:
A) Sealing (99% of the time): You are happy with the results of the cleaning. We can go ahead and apply our solvent based, penetrating sealer to the grout for stain protection. or…
B) Re-Coloring (the other 1%): If the results did not meet your expectations and there is a considerable amount of staining and discoloration or mismatched grout repairs, for an extra charge, we can recolor the grout to the color of your choice. This is safer than removing the grout to re-grout, which may chip/damage the tiles. Grout colorant is an epoxy coating and will need to be reapplied depending upon traffic.
